We specialize in new owner punch lists and projects for setting up a newly built cabin, or taking over an existing property! We ask that you email us the inspection report and we can put a dollar amount to the items listed by the inspector. Quick estimates are FREE.

Looking for concessions?

​

Buying a home is difficult, rental cabins and homes are more so. Many owners find it difficult for them to get an estimate for work needing to be done on a property they're interested in at the beginning stages of making offers, or being under contract to buy. We offer FREE estimates for concessions. In order to accomondate this we make a general estimate based on the report, that is a win-win for you, the seller, and us because of the speed we can get this done you can start negotiating faster. Please note this initial estimate is only for getting concessions and an actual estimate will be required for work to be done, but will get the ball rolling for negotiating with the seller.

Trying to sell?

If you are the seller, we offer estimates for the work that needs to be done to avoid high concessions. Sometimes we may recommend just giving concessions if the cost-to-benefit ratio is too high. Our business model is to build trust and help others get what they want so that we can get what we want- a long term relationship with our clients. Many times we have started a project for the original owner to finish with the new owner per our agreement.

Punch Lists and Set-ups

Let us help you in setting up your newly acquired property in order to ease the burdon of making it "yours". We partner with other companies that specialize in photoshoot set-ups as well. Setting up the cabin can be simple to extreme depending on your intrests. Most clients choose to change a few things and leave the rest alone until cash flow is positive; we understand this concern and are willing to work with you in the capacity you require.

We are a full-maintenace company and can do the small repairs you need to get your rental up and running as soon as possible. And we aim to be transparent in our pricing. Due to the nature of doing set-ups it is impossible to give an accurate quote due to the differences in what owners prefer and what is possible in the timeframe alloted. In order to facilitate the project being done and have fair pricing we charge per hour, per person. The rate per hour is based on the skill of the person required for the work, typical jobs with one person is $50 per hour. We will provide a projection of hours and overall estimated cost. There are many variables to these kinds of jobs and it's the shared responsibility of the client and ourselves to make sure we stay on target and communicate. See the following for examples:

  • Simple Fixture Install (curtain rods etc): $10 ea​

  • Full Fixture Install (lights, outlets, etc): $25 ea

  • Furniture Assembly: $50 ea*

  • Ceiling Fan Assembly and Install: $150*

  • Delivery Fee: $45 per load

  • Trash Fee: $45 per load*

  • Appliance Install (dishwasher, etc): $150 

  • Materials Management: See below

  • Bigger Items (repairs, water heaters, etc): We will give estimates per job.

*Pricing may vary due to environment, quality of materials, involvment, and conditions out of our control. A demolition dumpster may be required for larger jobs due to the amount of boxes and trash accumulated in the process of opeining packages and throwing away old items. These costs do not include setting up technology items such as programming cameras, door locks, doorbells, tvs, etc. A full breakdown of costs will be given in the estimate.

 

 

Materials and Project Management

Some owners prefer to be very involved, and we appreciate that they have an expectancy to get their vision realized. In order to bring their vision to life in a meaningful timeframe most owners prefer to have the products and materials for the decorations etc sent to our facility for storage and inventory. This in itself is a big job and requires man hours to track deliveries and check inventory. As such we charge 10% of the value of product we are responsible for as a holding fee in addition to whatever work being done.

Change Orders

​

Try as you may, but the unforseen happens and you see something new you want done, or a change of something  already done. All change orders must be paid in advance.
