I bet you came down here looking for the fine print didn't you? We use this space to clarify things but our promise stands. So long as you make good decisions that are in the plan and in the spirit of the plan then it will work.
We have saved clients from total failure who were much worse of than you; if we can pull their feet out of the fire, we can help you as well. But, this is your property and you make the decisions. This is a partnership that depends on you following through on the plan. If we hand you a golden opportunity and you continue bad habits you will never see positive results. However, we meet you where you are. Can't afford projects yet? We stop the hemorrhaging first. Managing a property is a team effort and this operation is no different.
We are in this for the long haul, we do not plan to get rich off of one job, we want our clients to be profitable so that they can afford projects. If a client can afford projects because we helped them save all that money we suspect they may hire us to do the projects as well, but of course that is not a requirement- sometimes you may need a licensed tradesman/contractor. We're not greedy, of course.
1. The 40% figure is based on the many factors and variables, but put simply it is the difference of what you are currently spending to what you should be spending. Your results may vary and are determined by you, your team, and the property's history. Our plan is a minimum of 36 months and with a long-term goal of total control of your property's needs. Some clients have saved over this number, but it is the most consistent value we see. If you are already somewhat proactive you may see a lower value but that is actually better- the smaller the expense the greater the profit margin. We like that. When you are successful, we are successful.
2. The cost of maintenance includes all costs associated with maintenance including: service calls, labor, materials, re-do's, refunds, compensation, 'gifts for good reviews', patches, emergency services including contractors and any extraneous fees resulting from the use of traditional 'wait and see' reactive maintenance strategies which frontload savings at the expense of the future- we do the opposite to save the future.
Depending on the property condition at the start of the program, your involvement, the budget currently available, and many other variables such as the age of the home, its quirks, previous work and patches, and so on. The point here is to be realistic and reasonable. If a property has been abused for 30 years, you can't expect perfection overnight. You can, however, reverse course and head in a new direction- which is what this program is designed to do, to take you where you need to go: 'Profitsville'.
*You will be provided an actionable plan, you must realize you will not be able to fix everything all at once. The goal here is to assess and evaluate what you have and what you need versus what you should have and need. By setting goals based on known variables and by using industry standard measurements and metrics we can confidently guarantee that you will have an actionable plan with some visible or at least anticipated results within the first 90 days or we will offer you a single free standard 'service hour' as long as the plan has been reasonably implemented by you and your team. Failure to follow through will void this guarantee. The plan effectively 'snowballs' by resolving small issues and problems and then taking those funds and applying them to larger and larger issues until all are managed properly and up to par and then once all of that is done we will take the excess funds created and begin improvements and beautification. NOTE: We define a standard service hour in our terms of service. Materials and additional labor not included. Projects and punch-lists not included.
